The client
Ark Mechanical and Electrical Services provides a complete mechanical, electrical and public health (MEP) solution. Founded in 2012, it specialises in MEP solutions for residential projects. 100% of its work is undertaken within this sector, including communal amenities such as spa facilities and gyms for residents.
The project
Consort Place is one of London’s most ambitious mixed-use developments. It presents unique challenges for smoke ventilation design and implementation. Located in Canary Wharf, this landmark project encompasses two residential towers of 32 and 66 storeys, alongside a 24-storey hotel and basement car park. The development’s complex architecture, including high-quality private apartments, wellness facilities and various commercial spaces, required an innovative approach to smoke ventilation. Our team was appointed to design, supply and install comprehensive smoke ventilation systems throughout the entire development, ensuring safety and compliance across multiple use types.
The solution
Our engineers designed a sophisticated ‘push/pull’ mechanical smoke ventilation system. It was designed specifically to address the unique challenges presented by the towers’ height and complex layout.
We implemented distinct solutions for each area: customised mechanical ventilation systems for both residential towers and the hotel, complemented by a specialist jet fan and main extract fan configuration for the basement car park.
The installation used EN12101-certified components throughout, including advanced dampers, control systems and fan sets. This integrated approach ensured seamless operation across all areas of the development while maintaining full regulatory compliance.
The impact
The implemented systems provide comprehensive protection for critical areas throughout the development, including firefighting stairs, lobbies and the car park, fully meeting building regulation requirements. Our mechanical extraction systems ensure efficient smoke clearance across all spaces, enhancing safety for occupants and emergency responders alike.
Through our ongoing maintenance commitment, we’ll continue supporting the development for the next year, conducting regular system checks and optimisation.
